Why Overcapitalising Hurts You

Every upgrade or design change adds cost, but not every change adds value. Many new investors unknowingly overcapitalise spending on features that won’t increase rent or property value.

 

Examples include:

  • A $5,000 brickwork or façade upgrade might add no extra rent.
  • A $2,000 flooring change might add no extra rent.
  • A $3,000 landscaping feature may require ongoing maintenance.

 

Designer fixtures may not appeal to tenants the way durability does.

There are also some items like Ceiling Fans and/or Air Conditioning which in some states maybe unnecessary, and not living in those states, it can make no sense to us as an investor from another state why these sort items might be deemed essential. For example, in Western Australia the use of ceiling fans is very rare as the heat is dry and they get cool sea breezes. There are of course exceptions, but the purpose of this is to highlight the benefit of having someone with local knowledge of the areas you are investing in, to avoid you incurring unnecessary expenses.

 

When it comes to investment properties, the goal is to maximise return, not create a showcase home or a home that you would necessarily want to live in.
