6 Common Mistakes First-Time Property Investors Make

October 13, 2026

Every experienced investor has a story about something they would do differently. The good news is that most first-time mistakes are avoidable once you know what to look out for. Here are six of the most common.

1. Buying with your heart instead of your head

It is easy to fall for a property you would love to live in. But an investment property needs to work for tenants and for your numbers, not your personal taste. The question is not “would I live here?” but “does this property fit my strategy?”

2. Buying close to home by default

Many first-time investors buy in their own suburb simply because it feels familiar. Familiarity is not a strategy. The best market for your goals may be somewhere you have never considered, and good research should guide the decision.

3. Underestimating the costs of holding a property

Repayments are only part of the picture. Insurance, maintenance, council rates, strata fees, property management fees and vacancy periods all add up. Investors who plan for these costs from the start are far less likely to be caught short.

4. Skipping due diligence

In a competitive market, it can be tempting to move fast and cut corners. Skipping building and pest inspections, strata report reviews or proper contract checks can lead to expensive surprises. Getting the right professionals involved protects you.

5. Choosing a loan on rate alone

A low interest rate is attractive, but the loan structure matters just as much. Features like offset accounts, how the loan is split and whether it supports your future plans can have a bigger long-term impact than a small difference in rate.

6. Buying without a long-term plan

The biggest mistake is treating your first purchase as a one-off. Without a clear plan, investors often find themselves stuck after one property, with no clear path to the next. A strategy that looks several steps ahead helps every purchase build on the last.

The common thread

Most of these mistakes come from going it alone or rushing the process. Having experienced people in your corner makes a real difference, especially the first time around.
