The New Build Construction Loans Process
1. Land Settlement Stage
You purchase the land, and you officially become the owner of the block (if you didn’t already own it). This is typically the first stage of your construction loan, during which the initial funds are released to complete the land purchase.
2. Slab Stage
The builders complete the foundations and concrete. This may trigger a local council and bank valuer inspection for structural footprint compliance. Once done, the next payment is made.
3. Frame Stage
The property’s timber or steel structural walls and roof trusses are erected. This basic skeleton of the home is certified to Australian standards before the next progress payment is released.
4. Lock-Up Stage
The builders complete the external walls, windows, doors, and the roof … allowing the property to be secured. Now that the building is weatherproof and secured, another drawdown can be made.
5. Fit-Out Stage
The internal plastering, cabinetry, kitchens, bathrooms, electrical work, plumbing, painting, and other finishes are completed, and further monies are issued to the builder.
6. Practical Completion Stage
The builder finishes the project with the final touches, such as driveways, fencing, turf, and gardens. Once practical completion has been reached and the required documentation … including the Occupancy Certificate where applicable … has been provided, the lender can authorise the final progress payment.
7. Final Inspection and Handover Stage
Once the final inspection has been completed and the lender has authorised the last progress payment, the builder hands over the property. Your investment is now complete and ready for occupation by tenants.
